Renting out bed and breakfast, all year round or seasonally, constitutes a commercial or agricultural professional activity. It involves certain obligations:
- grouped provision of overnight accommodation + household linen + breakfast
- limit of 5 rooms and 15 people
- accommodation provided by the inhabitant
- access to a shower room and WC
You want to open a gîte / furnished tourist accommodation:
Furnished tourist accommodation can be rented professionally or otherwise. In both cases certain obligations must be met:
- individual accommodation of the villas, flats, furnished studios type for the exclusive use of the tenant without the tenant electing domicile there
- rental by the day, week or month
- maximum duration of 90 days for the same client
- provision of furniture, bedding, kitchen utensils
At Saint Germain Boucles de Seine the change of use and registration number are not compulsory but you must complete and send cerfa 14004 to the town hall (except for main residences rented for less than 120 days/year)

In the Document tab you will be able to select the model (cerfa) to sign using the mouse and then click on Edit so that it is sent automatically to the town hall where your furnished tourist accommodation is located.
Your creation request will then be validated by us. We will upload the signed cerfa (by you and the town hall) into your accommodation profile.
The tourist tax
The tourist tax is a tax paid by visitors to a territory, if they are staying there for a fee.
What is it used for? To provide the means to act in favour of tourism in an area: information for visitors and tourism stakeholders, promotion and communication on brochures and via digital channels, organisation of meetings with tourism professionals and influencers, visibility at trade fairs, creation of new activities…Everything that can enable quantitative and qualitative development of tourism in our area, and from which you will benefit as an accommodation provider or tourist!

Important information: Finance law 2021
The initial finance law (LFI) 2021 n° 2020-1721 of 29 December 2020 of finance for 2021 has been published in the Journal officiel (NOR: ECOX2023814L).
Adopted on final reading by the Assembly on 17 December last, the 2021 Finance Act was published in the Journal Officiel on 30 December 2020, it makes a number of changes in terms of tourist tax as follows are the main elements in 2021:
decisions will now have to be taken before 1 July instead of 1 October;
a safeguard clause is provided for, known as the “safety net”, which should make it possible to compensate (in part) for revenue losses linked to the health crisis;
Proportional tax rates were previously capped at the highest rate voted by the local authority up to a limit of 2.30 €. This €2.30 ceiling is now shattered and the ceiling will now be the highest rate voted by the local authority.
